Support AB 2560 to Expand Coastal Housing Access
Introduction
Assembly Bill 2560 from Assemblymember David Alvarez and Senator Scott Wiener would expand housing access in California's exclusive coastal zone by applying density bonus law, which the rest of California abides by, in that exclusive and expensive area. This bill would help Californians of all incomes have a better opportunity to live in our heavily segregated coastal lands.
AB 2560 is co-sponsored by Circulate San Diego, SPUR, and the Bay Area Council.

Currently, California Density Bonus Law encourages new housing for people of all income levels by allowing developers to add units if they agree to set-aside 15 percent of their base density units as permanently affordable to Very-Low-Income households. But that rule doesn't apply the same way in the coastal zone - the most exclusive and segregated part of California. Indeed, the language of the Density Bonus Act contains special language that effectively keeps Density Bonus Projects from getting built in the Coastal Zone.
AB 2560 would make it clear that the Legislature intends for the Density Bonus Program's success to be recreated statewide, removing the exception for the state's wealthiest enclaves.Resources for AB 2560

Support AB 1287 for more affordable homes!
Introduction
Assembly Bill 1287 from Assemblymember David Alvarez would expand California Density Bonus Law by creating a new "Middle Income Bonus Program." That program would encourage housing developers to maximize existing incentives to construct deed-restricted affordable units, and to provide additional deed-restricted middle-income units.

Currently, California Density Bonus Law provides a number of benefits, including up to a 50 percent bonus for the number of homes a developer can build, if they agree to set-aside 15 percent of their base density units as permanently affordable to Very Low Income households.
AB 1287 creates a new incentive that can only be used when a project maximizes the production of Very-Low, Low, or Middle Income units, as allowed by current Density Bonus Law. Only when those maximums are met, does an additional bonus become available when a project deed-restricts an additional percentage of Middle Income homes.
This structure ensures that the new MIddle Income Bonus never undermines existing incentives under Density Bonus Law. In fact, it even creates new economic inducements to maximize deeply affordable unit production, by offering an additional sweetener in the form of the stacked bonus and additional concessions.

Circulate San Diego released a report today on how the City of San Diego can better implement Transit Oriented Development (“TOD”). TOD benefits housing affordability, economic development, and the climate. However, a variety of barriers exist to prevent TOD in San Diego.

About the walk
This round trip, 2.2-mile route should take about 46-minutes and is primarily new sidewalks and wide promenades, the only steps can be avoided with an elevator up to the suspension bridge. On game night arrive before the fans if you need to park. Consider using public transportation; it makes more sense, downtown connects to all MTS trolley lines. Spectacular architecture surrounds you: San Diego’s World Class Central Library, the Ballpark and the Convention Center Complex, resulting from the redevelopment effort. Admire the murals and galleries, and explore the many facets of our rich San Diego history. Fish at the Embarcadero Marina Park South and experience renowned Southern California sunsets all year long! Take your time as this is only a 45-minute walk and there is so much to see.
